Oak Frame Lounge Extension — Eastbourne Road, Polegate
We recently completed a spacious oak-framed lounge extension on Eastbourne Road, Polegate, delivering a fully managed, turnkey build carried out entirely by our in-house team.
The project involved the removal of an 8-metre load-bearing wall, followed by the installation of substantial structural columns and an oversized header beam to support the two storeys of brickwork above. Groundworks progressed smoothly, and all dwarf walls were constructed to a high standard. At the client’s request, sandstone sills were installed beneath the glazed units, adding a striking architectural detail.
A robust European oak frame formed the heart of the new extension, complemented by a plain-tile roof fitted with two electric VELUX windows. We installed aluminium bifold doors to maximise light and connection to the garden. Internally, the former lounge was fully renovated, with underfloor heating extended through both the new and existing spaces. Our team completed all finishes, including oak flooring, skirting, full painting and decorating, and the relaying of the external patio.
The only notable challenge arose during foundation work. Due to proximity to mature trees, building control required deeper excavations to 2.5 metres, causing a slight delay. Even so, the programme remained on track and the build was delivered to a high standard.
Excellent site access allowed us to use forklifts and spider cranes to lift the 300–400 kg oak beams safely into place. Logistics were coordinated closely with the client and neighbouring residents to ensure a smooth process.
The clients were delighted with the final outcome, and the quality of the work led to further enquiries from their friends and family — a testament to the craftsmanship and care invested in every stage of the project.
Renovations Project
High-End Full Property Renovation — Frinston
We recently completed a complex, high-end renovation of a spacious six-bedroom country home in Friston. The project required an extensive programme of works, all delivered by our in-house team to a precise and highly detailed client brief.
The renovation included a full rewire, complete plumbing overhaul, and comprehensive carpentry and joinery throughout. A key part of the brief was to transform the ground floor into a seamless open-plan living space. Several load-bearing walls were removed to create interconnected kitchen, dining, sitting, and lounge areas. Double pocket door systems were installed in every ground-floor opening, paired with glazed oak doors that can slide discreetly into the walls to maintain flow during gatherings and day-to-day use.
The existing garage was converted into a bright sitting and playroom, enhanced with tall, wide windows to maximise natural light. A bespoke, custom-made kitchen was manufactured off-site and hand-painted after installation, forming a centrepiece for the newly opened space. Across the property, we delivered a complete interior transformation from dated finishes to a refined modern aesthetic. Three en-suites, two shower rooms, and a generous stone-tiled family bathroom were created, each en-suite featuring its own walk-in shower. All original windows were replaced with new triple-glazed UPVC units. While the interior saw a full redesign, the external fabric of the home was intentionally preserved to retain its original character.
A dedicated plant room was built to house the new boiler and underfloor heating manifolds. At the client’s request, the entire ground floor — just under 250 m² — received new insulation, full underfloor heating, and a flowing layer of Karndean flooring. New screed was installed to provide a level, high-performance base throughout.
Upstairs, all bedrooms were refurbished, including a standout floating bay window designed to create a built-in seating area overlooking the South Downs and offering distant sea views.
Externally, we constructed a large tiled patio with integrated up-lighting and feature elements including space warmers and ambient, sensor-controlled lighting to enhance evening use.
The renovation was completed in nine months, delivering a sophisticated, contemporary home tailored precisely to the clients’ requirements.
Renovations Project
Full Property Renovation & Garage Conversion — Baldwin Avenue, Eastbourne
We recently delivered a comprehensive renovation on Baldwin Avenue, Eastbourne, transforming a four-bedroom detached property and converting the existing garage into a self-contained annex complete with a bathroom and kitchenette.
The project began in January with full scaffolding and a temporary roof to maximise productivity through winter. Initially planned as a five-month programme, the scope changed dramatically once the original render was removed. Severe structural issues were uncovered: the mortar in the outer brick skin had deteriorated, wall ties had failed, and the external walls were no longer structurally sound. After consultation with a structural engineer and building control, the decision was made to rebuild the entire outer skin down to damp-proof level using solid blockwork.
This phase required installing new wall ties by cutting pockets into the internal course, injecting resin, and tying in each section as the new skin was built. The process was slow and meticulous, extending the build by several months. Further complications arose when the existing bay window was found to be subsiding, prompting a full rebuild supported by new steelwork.
Despite these challenges, the project was completed in ten months, with continuous communication to keep the clients informed and supported throughout. The renovated home received a full silicon render in the client’s chosen colour, new windows throughout, complete rewire and replumb, full replastering, damp-proofing works, carpentry and joinery, and underfloor heating on the ground floor with radiators above.
The garage was successfully converted into a comfortable living space, and the brief was expanded to include external works. We installed a new driveway, improved access paths to the rear garden, carried out light landscaping, and re-turfed a significant area to create a level, usable outdoor space.Although the build presented unexpected structural challenges, collaborative problem-solving with engineers, architects, building control, and the clients ensured a safe and successful outcome. The homeowners are now fully settled and delighted with the transformation. Our relationship remains warm and ongoing, and they continue to recommend our work — a clear reflection of their satisfaction with the final result.
Renovations Project
Full Flat Renovation — Knole road, St Leonards-on-Sea
We were appointed to renovate a dated ground-floor flat in Knole Road, St LeonardsonSea, transforming it into a contemporary, carefully designed seafront home. Working closely with the client, architect, and structural engineer, we developed a modern layout that involved removing load-bearing walls and completely reconfiguring the internal flow of the property.
The kitchen was relocated to the rear to maximise the flat’s impressive seafront outlook. A new kitchen was designed, supplied, and installed by our team. The former kitchen space at the front of the home was repurposed to house the new bathroom, creating a more logical and visually appealing arrangement. Both the bathroom and en-suite were built to the client’s detailed specification. Managing this project within a six-storey building presented significant logistical challenges. With nine neighbouring flats above, our team had to coordinate noise levels, scheduling, and dust control with great care. Continuous communication was essential—our director personally handled liaison with residents, keeping everyone informed and ensuring disruption was kept to an absolute minimum. Feature elements included Crittall-style glazed doors to the new kitchen and bathroom, with the bathroom featuring a striking arched Crittall door. All finishes were completed exactly to the interior designer’s specification, from colour palettes to material selections. Despite the complexity of working in an occupied multi-unit building, the project was delivered within a three-month programme. Both the client and neighbouring residents were extremely pleased with the process and the outcome. We maintained an excellent relationship with the homeowner throughout, and the transformation has given the flat a fresh, modern identity while making the most of its beautiful coastal setting.
Renovations Project
Southfield Road, Eastbourne — Kitchen Extension & Full Flat Renovation
We recently completed a comprehensive construction project on Southfield Road, Eastbourne, delivering a single-storey rear kitchen extension alongside a full renovation of the ground-floor flat. The five-month programme included a complete rewire and replumb, the creation of a new family bathroom, and the conversion of the former kitchen into a guest bedroom. The new extension was built with a flat roof, incorporating carefully repurposed brickwork and feature detailing. Our team delivered the entire build in-house — from structural steelwork and shell construction to all internal finishes, new windows, flooring, and a fully fitted kitchen. A Crittall-style glazed partition added a modern architectural touch. This was a full turnkey service, handed over ready for immediate use. Access to the site was extremely limited due to the layout of the townhouse, which is divided into four flats. With no viable route for heavy machinery, all groundworks and steel installation were carried out by hand. Noise, dust, and scheduling were managed with particular care to ensure minimal disruption for neighbouring residents, and the feedback from all parties was highly positive. Despite minor budget adjustments relating to unforeseen ground conditions — resolved collaboratively with the client, structural engineer, and building control — the project was delivered on time and to a high standard.
A follow-up visit confirmed the clients’ continued satisfaction with both the process and the finished result.
Loft Conversion Project
Loft Conversion — Eastbourne Road, Polegate
Following the successful oak-framed extension previously completed for this return client on Eastbourne Road, Polegate, we were commissioned to deliver a full loft conversion to create a spacious master suite with an en-suite bathroom.
The project required a complete reconfiguration of the loft space. A pitched-roof dormer was introduced above the new staircase to achieve comfortable headroom and safe access. To support the redesigned structure, we installed sixteen steel beams — totalling approximately 9.5 to 10 tonnes — carefully integrated into the existing roof without full removal. Only small pockets were opened in the roof covering, allowing the beams to be craned in and manoeuvred into position with precision.
Working in a fully occupied home added complexity. Temporary electrical and plumbing connections were put in place to ensure the clients could continue their day-to-day life with minimal disruption. All invasive works, such as opening ceilings for the staircase, were communicated well in advance and carried out swiftly to maintain comfort and safety.
Our in-house team delivered the entire build, including plumbing, electrics, carpentry, roofing, steel installation, painting, and decorating. The new en-suite features a generous walk-in shower, full tiling, and two VELUX windows to maximise natural light.
With easy access to the property, we utilised a high-reach crane to bring the steelwork safely into position. The team worked with exceptional care throughout, ensuring both structural accuracy and respect for the occupied environment.
The clients were delighted with the final result, and additional projects have already been booked — a strong endorsement of the trust and satisfaction built through our continued relationship.
